Owner Finance…Yes, you can owner finance your home even with a current mortgage!
Example 1: If you recently moved to Columbia from Greenville and are leasing, with a home still needing to be sold here....many times our transferees have a similar situation. However, if they have a family, many times leasing a typical rental home or an apartment is simply not suitable.
Example 2: International Corporations bring their people over for 2-5 years, they DO NOT recommend a home purchase, this is not enough time to resell and break even.
Example 3: With today's changing families, divorce usually leaves credit issues or depletion of funds available to purchase another home, without higher interest rates. However many of these prospects have good jobs, good income and good credit history in the past. They desire a better living environment than what is typical in apartments or standard rental homes.
Example 4: When new transferees relocate, they are very uncertain about the area, UNDERSTANDABLY....such as arriving here from another state not having a clue about the best areas, etc. Again, they still do not want typical rental situations. This is why we explain lease purchase to them...they get a much better property, their rent becomes an investment not just thrown away on rent....and they are likely in the property they will buy once they have settled in and are comfortable with the area and have the time to pursue a mortgage. In addition, many times a mortgage depends on the spouse of the transferee to find employment.
Example 5: First career positions for those just finishing college. Usually their first professional position will bring them in a new area. They are tired of the college lifestyle and want more...now they can afford more....but usually do not have a down payment...once again, the lease purchase provides for those needs...down payment allocation and not throwing money away on rent. You would be very surprised at the level of professionals we get under these circumstances.
